Covanants & Restrictions
(Preliminary Brief Sampling)

COVENANTS ARE STILL BEING FORMED AT THIS TIME. THIS IS A BRIEF SAMPLING.
ALL INFORMATION IS SUBJECT TO CHANGE AT ANY TIME.

SQUARE FOOTAGE:

1. Ranches – Minimum of 1500 square feet.
2. 1 ½ story – Minimum of 1800 square feet, with 1100 on first level.
3. Two-Story – Minimum of 2000 square feet with 1000 on first level.
4. Villa – Each unit minimum of 1200 square feet.
5. Each dwelling shall have 100% basement.

PERMITTED EXTERIORS:

1. REQUIRED BRICK OR STONE – Each house must include no less than 40% Brick  or Brick & Stone combination on front elevation.  (30% textured vinyl on front – see 2).  This leaves 30% for typical vinyl siding product on front.

2. REQUIRED VINYL ACCENTS- Each house must include no more than 30% of vinyl siding and must include at least 30% of textured vinyl accents such as nailite rough sawn cedar, hand split shake, stucco or similar materials on front elevation.

3. REQUIRED ROOF PITCHES AND SHINGLES-  Roof pitch must be a minimum of 7 to12 roof pitch  and front gables shall have a minimum 8 to 12 pitch. Except that a shed porch roof may have a minimum roof pitch of 4 to 12 pitch.

4.  No excessively bright colors or light shadings shall be permitted on the exteriors or roofing of any building in the Subdivision. 

5. REQUIRED FOUNDATION- Neither concrete blocks nor cinder blocks shall be allowed. Foundation shall not be visible, except for a maximum of two courses (16”) of concrete which may be exposed along the ground line.  Poured foundation walls having a brick appearance may be exposed above grade.  All exterior color and material selections must be approved by the Developer.  Walkout basements must carry exterior composition material over the framed walk out wall with minimal concrete poured walls being visible.

FIREPLACE REQUIREMENTS:

All fireplace flues must be enclosed.  All fireplace chimneys and chases shall be covered with a texture or material other than vinyl siding, i.e. Cedar shake, stucco, brick or stone shall be permitted.

GARAGES:

Each residence shall have an attached, enclosed garage having a capacity of not less than two (2) but no more than four (4) passenger automobiles.  No detached garage shall be permitted.  Any garage shall be of compatible design with the residence on the lot and must be of a design approved by the Developer or the Association. Each garage door must have glass in door or have a custom presentation in styling.
